Abstract

There are several types of construction contracts, including: Guaranted maximum price (GMP), Lump Sump, Incentive construction, Open-book, and FIDIC. Other type of construction contract include : Cost-plus, Time and materials, Unit Price, Design and build, and Integrated project dilevery. The right contract type has its own advanteges and disandvantages for the stakehoders involved. In Indonesia, the construction contract that is commonly used is are unit price contract which is generally called a Contract for Work Services, Design and build or Lump Sump, it is rare to find a construction contract that combines a unit price contract with financing. In certain circumstances, where the project owner wants to realize the construction of the project but does not yet have the funds available to pay for the project work, but there is a guarantee of funding at a certain time, so the project owner offers the contractor a construction cooperation contract where the contractor is both the service provider and the fund provider.
